Financing a new mortgage? Beware of "predatory lenders." In November 2005, Montgomery County, Maryland's county council enacted legislation to expand the categories of discriminatory lending activities associated with discriminatory housing practices and increased the maximum fine for such activities from $5,000 to $500,000. The council sited practices such as charging inordinate amounts for prepayment penalties, points, and fees; steering borrowers toward more expensive mortgages; and refinancing existing mortgages with new ones that borrowers won't be able to repay based on their income or credit. Predatory lenders typically target what’s known as the nonprime mortgage market, where people with blemished credit records try to borrow money for homes in less desirable neighborhoods, which means that it's often minority groups, such as African-Americans and Latinos, who are the victims of predatory lending practices. However, February 2006, the American Financial Services Association (AFSA), challenged the ruling, contending that only the state has the power to enact legislation regarding mortgage lending practices--although the AFSA went on record as opposing discriminatory and abusive lending practices. The new law was supposed to take effect the second week in March, but mortgage lender lawyers persuaded a judge to delay the new law, pending a hearing. So it's yet to be determined if the Montgomery County law will remain on the books. Regardless of the outcome in Montgomery County, however, predatory lending practices are illegal in most states. The Center for Responsible Lending describes a number of such practices on their website. Some of them include loan flipping, in which the borrower is forced to refinance a loan, sometimes several times, solely for the purpose of generating new fees for the lending institution. Another common practice is insisting that borrowers also purchase such things as credit life insurance or other products--again, primarily designed to generate more income for the lender. The bottom line is that there are lending institutions that make a great deal of money by charging extra fees to those borrowers who can least afford them, thereby either depriving those borrowers of the American dream of home ownership or, worse yet, setting them up for eventual foreclosure. Tips on how to cope when a relationship ends
I am sure that we have all been through the nightmare of been dumped by our boyfriend or girlfriend. At times it is something that we were expecting, however more often than not it comes as a big shock. In this situation it is very hard to take, and in this article I give free tips on how to cope in this situation. I have had a number of girlfriends, most of whom have decided to end the relationship. As a teenager even though it wounded my pride, I have to say that it did not really bother me. I at that stage had never met anyone who really lets say, did it for me. In fact most of these girls/women were quite annoying. They were either: Too clingy and wanted to see me everyday, wanted me to call them seemingly every hour and became upset when I wanted to see my friends. A crier, what I mean by that is that they would cry over the smallest things and were basically too emotional. The jealous type. I am not one to cheat, however these type of girls would always be accusing me of seeing or fancying somebody else. Untrustworthy. These are girls who I just knew were only interested in playing the field and who were basically only worth dating for a bit of fun. I then met when I was around twenty-one a girl who seemed too good to be true. She was none of the above and we got on so well it was scary. All of my life, I had had a dream to live by the coast as I love the sea. I was from a big city and was not particularly happy living in this fast pace of life. I yearned for a quite and tranquil existence. After around two years of being with this new girlfriend, we decided that we would live together and that we would make my dream move. I was very happy and we moved to the southwest coast of England to the county of Devon. I was very happy in my new home but my girlfriend soon became homesick. She missed her friends, parents and the family pets. We were now seeing each other basically all day everyday, where we had only spent around four nights a week together when we had lived in the city. We did not know anyone who lived in Devon and things began to become strained. My girlfriend was now becoming quite moody and often stated that she wanted to move back. I certainly did not want to and hoped that she would soon grow to love Devon, as I did, and that she would meet new friends. I was still very happy to live with her and felt sure that it was just teething pains. One day I arrived back at the bungalow where we lived, after doing some food shopping. I opened the door which to my surprise had been locked. Her car was not there and I wondered where she may have gone to. As I entered the living room, to my horror I found that many things were no longer there. Pictures I had purchased, the dvd player, the stereo and many ornaments had been taken. I looked around the rest of the bungalow and found many other items also missing. It suddenly dawned on me that she had left me, and also taken as you have read a lot of stuff. I did not care about any of the items but was gutted that she had obviously dumped me. I was sat on a chair and could not stop crying. I then decided to phone her but half way through dialing the number I stopped myself. I sat down and thought about what I may have done wrong. I could not think of anything major, I had not hit her, I had not cheated on her, the only thing I could think of is that I had not agreed to move back to the city with her. I decided not to call her and started to think about all of the things I disliked about her, for example her mood swings. There were to be no more tears and instead I was going to celebrate being single by drinking a few beers and by ordering a pizza. She hated me drinking beer, but now I could. I thought in a positive way about the future and was determined to stick it out in Devon. I will meet somebody else I thought to myself. It was not easy to think in this way and I did miss her, I had after all dated her for a long time. She did not seem to miss me however as she did not phone me once to see how I was. This made me angry and actually made me think that I could probably do better. How would she have reacted if I had done something wrong, if this is how she is going to react when I haven't, I thought to myself. I would have at least thought she could have given me an ultimatem, for example I will leave you if you do not move back with me. Problem is what would I have done then. As luck has it, I actually met my present fiancee the day after this all happened. We now have a child together and I could not be happier. In conclusion, always think in a positive way, if you have done in your own mind nothing wrong, there is nothing to worry about. The person who has dumped you is probably not worth it anyway as the whole ethos of a proper relationship, is about support and about sticking together through the good times and the bad. If they are going to walk at the first sign of trouble they are probably not the person you thought they were.

You can do the same when you are reading some novel or newspaper. This trick surely pays I got many of my domains watching "Terminator" and "Home Alone" kind of movies. Now the extension. If you have found out a great word which is already registered with extension. Then you can try other TLD's. But in this you run into some kind of risk. You can surely reg "fast. net" & "Love. net" but you can't bet your money on "babyboydomains. net" or "Simplyrockingnames. org". So just apply some thinking over here. Recently, a company I founded, EMJ, was acquired by SYNNEX. Prior to that EMJ had acquired 12 other companies. The following is a list of lessons I have learned on how to do a successful merger. 1. Challenge assumptions: Most management thinks all companies work more or less the same. This is not true. All businesses, even if they are in the same business are unique. The differences tend to be subtle and therefore easy to overlook. One assumption that is often made if a company is struggling is that existing management is simply no good and that it is easy for a “well run” company to solve the issue. Usually it is not. 2. Plan Plan Plan: Mergers and acquisitions tend to be exciting. Sometimes the thrill of the deal overshadows proper detailed planning. Plan every aspect from customer, suppliers, staff etc. 3. Plan for downside. One of the characteristics of good entrepreneurs (and I think good business people in general) is that they tend to be optimistic. However, in higher risk situations, one always needs to look at the downside and plan contingencies. 4. Be flexible: although we need to have a plan, we need to be flexible and change the plan based on new results. 5. Always learn: one of the things that will makes us successful as a company is to have a learning culture. Part of our challenge in the integration was a blindness of what could be learned. 6. Persist. In the face of challenge, keep trying. Persistence got us through the integration. Persistence pays. 7. And finally, think long term. A natural hand tied bouquet is very popular. This type of bouquet is made by holding the flower and foliage stems in one hand and adding the other stems around in a spiral fashion. The stems are criss crossed at the one point and bound in position with string. A ribbon bow with long tails completes the bouquet. One of the advantages is this type of bouquet can be made the day before hand and the flower stems placed in a container of water. The same type of flowers can be used together such as roses or a variety of different flowers. If desired, leaves or pieces of foliage such can be placed around the edges. MATERIALS Choose suitable materials - you will need flowers with fairly long stems such as roses, irises, carnations, alstroemeria, freesias, Singapore orchids and lisianthus. Suitable foliage such as camellia leaves, eucalyptus gum, box, ivy, nandina and leather fern. If using different coloured flowers make sure they are evenly distributed throughout the bouquet. A mixed bouquet looks best using three to four varieties of flowers plus foliage. METHOD Cut the ends of the stems on a slant and give flowers a long drink. Remove thorns and strip off the lower foliage from the bottom half of the stems. It is important to remove thorns as they may prick someone or tear a dress. They can be removed with a rose stripper which can be found at florist suppliers or by running a pair of scissors with the blade open along the stem. Lay the flowers out on the table. Start off with the largest flower to form the centre and hold the stem between the thumb and first finger on the left hand about 15-20cm (6-8") from the base of the flower head. With the right hand add about 4- 6 clusters of foliage evenly around just below the flower heads to help fill in, criss crossing the stems on an angle and turning the bouquet around as you work. Secure the stems in position by placing the end of a piece of string and winding it around a couple of times. Do not cut the string. Holding the bouquet in the same way as before with the thumb facing towards you place 5-6 of the same type of flowers evenly around turning the bouquet around clockwise. Secure all the stems in place with a couple of twists of string in the same place as before. Continue adding flowers in the next round extending these flowers out slightly further. Check the finished bouquet side on as this is how it will often be seen, specially in the church. Keep the bouquet a gentle rounded shape across the top like an upside down saucer. Criss cross all the stems and give the bouquet a quarter turn clockwise after adding a few stems. Secure stems in position with string in the same place as before when necessary. Continue adding flowers and foliage stems turning the bouquet around clockwise until the bouquet is the desired size. Place wired leaves such as camellia or ivy or pieces of foliage such as leather fern around the edges having the tips extend out about 5-7.5cm (2-3") past the edges of the flowers. Secure all the stems together with string winding it firmly around several times in the same place as before, cut the string and tuck the end in. Cut the ends off the flower and foliage stems so they are about 6-8"(15-20cm) long and all the same level. Spray the bouquet lightly with water. Finish off the bouquet by tying a piece of wide ribbon around the bouquet to cover the string and tie the ribbon in a shoe lace bow with long tails. Cut the ribbon ends on a slant. Place the stems in a container of water until just before the wedding. FOR THE BRIDE ON A BUDGET Instead of centrepieces the bridesmaids' bouquets can be placed along the front of the bridal table which can look most effective and will cut down on expenses.
